What is that smell coming from my central AC unit?
Q. I have a strong acetone smell coming from my central a/c unit. At first I thought it might be a freon leak, but from what I've read freon has no odor. Don't know what else it could be. Ideas?

Is the damage to my outside central ac unit fixable?
Q. My son just punctured the coil to the outdoor unit with a gig. (he was throwing the gig at a tree like a javelin and it ricocheted into the AC unit.) Air and freon spewed out of it like crazy. Do you think this is fixable. If not, what am I looking at to replace it to cool an 1800 square ft home. It was a Payne.

A. If this is a copper tube coil it may be repairable but soldering is not the correct way to do it. It must be BRAZED. If this is an aluminum tube coil throw it away and buy a new system. The condenser coil is the high pressure side of the air conditioning system and soldering generally won't handle the pressures. As far as repairing the fins goes, sheet metal is not the answer, they must be aluminum. Nobody is going to braze the leak and then repair the aluminum fins on top of that. This is considered a "nightmare" repair in some cases and most contractors are not going to be willing to take on such a repair, it's not cost effective when you factor in the "goof-factor" and a good chance of warranty call-backs. Fan motor on central AC unit?
Q. My ac unit starts humming like normal but the fan is not turning. I shut it off and went outside and removed the cage that covers the fan and pulled the fan out some. The motor was very hot. The fan doesn't seem to be free spinning like an indoor house fan. I sprayed some wd40 in the housing and down the shaft. It just hums like it's stuck. I have no clue about AC units. Has a slight burning smell around the motor.

A. Lots of factors go into proper sizing of units. Heat load, people, windows face? siding roof color just to name a few. In th old days it was 400 to 500 sq feet per ton (12,000 BTU), but these new units are diffrent. Have a heat load calculation done by your local hating and cooling contractor, get a bid to install new and use his calculation for tonnage if your doing it yourself. There was this website that would do it for you if you give them the information they need.

What refrigerant pressure readings should I have on my central AC unit.?
Q. The reason I'm asking is that I had my evaporator ice up the other day, and was told that low freon could be the cause. Filter is good, and drain is clear. I believe I have a 4 ton system, and it's using R22 as its refrigerant. Checked for leaks at the evaporator and condensor with a "sniffer", and could not detect any leaks. I know sniffers aren't fool proof, so I want to check the pressures. Evaporator hasn't iced up since, even though we are experiencing record high temps and humidity, and will be for the remainder of the week.

A. If you have a crawl space, check the vents to make sure they are not "crimped/bent" that would restrict air flow. That happened to me. The temp outside will be the driving factor for the A/C running - mine has been on for 2 days now and runs until the temp in the house reaches what I programmed it for. Also vacuum the interior vents each year - unscrew the vents and use a long hose so you get all the carbage that falls down the vents throughout the year.

Can I withhold rent for broken Central AC in my rental unit?
